Coming up on 10 years in real estate, and after thousands of home inspections, one thing I know for certain is that if you own a home, you need downspout extensions. While I’m keenly aware this might be the world’s most boring topic, it might also save you thousands upon thousands of dollars when you sell your home.

It may seem harmless, but years of water pooling near your foundation can cause heaving, settling, lifting, and step cracking. And, in rainier years, like 2023, it can cause over-saturation near your home and water intrusion in your crawlspace and basement.

There’s a reason why we put extensions on every listing before we go to market. Home inspectors love them. Dads love them. Those who know recognize that downspout extensions can be the difference between a solid, well-maintained home and a structural engineer visit.

In fact, almost every single time a home inspector has recommended a visit from a structural engineer, the first thing the structural engineer talks about is how to get water away from the house. It may have been a monumentally slow process, but the Grand Canyon itself was created by water. Imagine what it can do to your home.


Logistics:

Most structural engineers recommend at least a 4-6 foot extension. It’s also important to make sure the area where your downspout extends is graded away from the home so water doesn’t just flow right back to the house.

Home Depot and Amazon offer bendable, easy-to-attach extensions.

Custom:

Contact a local gutter contractor to tailor extensions for your home; otherwise, many landscapers bury them. It's crucial to emphasize that if you choose to bury your downspouts, they must “daylight” (come back up to the surface) at least 20 feet away from the home. Additionally, keep a record of the process, including clear markings and descriptions, as home inspectors are cautious about buried downspout extensions that lack proper documentation.
