Staging + Marketing

Next up is staging—it may be hard to believe, but most buyers need to be told how to occupy spaces! Rooms look bigger with furniture, and buyers can picture themselves in spaces that are decorated strategically for the current consumer. There is so much psychology that goes into designing and presenting homes tactically—we listen to all of our buyers' critiques and confusions when we’re out showing property, and use that information as a guide for positioning our listings. 

We set our listings apart with more elaborate photo shoots and staging, and it's been hugely impactful. The goal is for empty, staged homes to feel lived-in, and for every photo to feel like a very stylish person just left the room. Our listings look elevated, and it's reflected in the prices they fetch—our listings’ average time on the market is just 6 days!

Pricing + Comps

We don't believe in slapdash pricing (or slapdash anything!), so we pull the most relevant, recent comparable properties currently under contract or recently closed, with a similar above-grade square footage. We review stats with a statistician every 2 weeks to ensure we understand the trends in each of our listing’s micromarkets. Then, we reach out to all agents who’ve had a relevant listing in the last month in your area to understand buyer engagement, because there’s a lag between stats and current consumer sentiment.
